actual notice
- Knowledge that is directly received or observed about a particular event or situation, in contrast to inferred knowledge such as information that was mailed but not received, announced in a newspaper, or noted in public records
- When mail doesn't get delivered, it might not count as actual notice.
- Direct conversation with the tenant was enough to provide the landlord actual notice of the lease termination.
- The neighbor's loud party was actual notice that they were violating the noise ordinance.
